Motivated Seller

A motivated seller is a property owner with a situational reason to sell soon — financial pressure, a life change, or a property they no longer want to hold — who is therefore more likely to respond to an offer or a listing conversation than a typical owner.

The signals that predict motivation

Most motivation is visible in public records before the owner ever calls an agent:

  • Long ownership tenure — owners 15+ years in are downsizing candidates; 5–7 years is the classic move-up window
  • Pre-foreclosure or tax delinquency — financial distress on the record
  • Absentee ownership — landlords and heirs feel selling as portfolio math, not moving
  • High equity — room to negotiate and to pay commission without stress
  • Vacancy, inheritance, aging owners — life-event proxies

No single signal proves anything; stacked signals change the odds. That's the entire logic of list stacking and of seller-likelihood scores.

Why the term matters

"Motivated seller leads" is what most paid lead products actually sell — repackaged public-record signals with a markup. Knowing which signals drive the label lets you evaluate any lead source: ask which records produced the list, and how fresh they are.
